Mesquite Estates is a newer-construction subdivision on the north side of town, with essentially all inventory built since 2010 and the bulk delivered in 2020 or later on roughly 7,400-square-foot lots averaging 1,769 square feet of living space. Over the past year 69 homes changed hands, with the June 2026 median sale price at $632,117 and days on market at 85, up from a $489,374 median and 7 days a year earlier as build-out has moved into larger, higher-priced product. Sale-to-list ratios have held in the 96-99% range, and the HOA runs about $80 per month. Every home here feeds Virgin Valley High and Hughes Middle, with 96% assigned to Virgin Valley Elementary. Monthly sold counts run in the low single digits, so individual closings can swing the median noticeably.

All residents of Mesquite Estates are part of a homeowner's association, therefore dues are required each month or annually depending on how the Association is set up. Mesquite Estates Schools
