Coyote Willows is a neighborhood subdivision located in Mesquite Nevada just south of Interstate 15
Bordering Riverside Rd. and West Hafen Ln. This, soon to be, gated community is primarily a golfing
community consisting of less than about 50 townhouses. These duplex style townhouses feature two to
four bedrooms, two or three bathrooms, and in sizes from about 1300 ft.² to 2000 ft.². Most of these
homes feature fair weight views as well as mountain views of neighboring foothills. The majority of
homes were built between 2004 and 2007 and completely surround the Joshua Ridge home community.
There are three floor plans within Coyote Williams including the Patio Villa, the Garden Villa, and
the Grande Villa. There are three different sizes from 1360 ft.², 1690 ft.², and 1990 ft.². There
are also a few single-family homes in sizes between 2000 and 3000 ft.².
HOA
Coyote Williams is part of a homeowner’s association and current dues are approximately $263 per
month. Note: please check with current listings as these fees may increase over time. Association
fees include management, common area maintenance, grounds maintenance, recreation facilities, sewer,
taxes, trash, water, and amenities such as a swimming pool and spa. Yard maintenance includes all
yard maintenance including the front, side, and back. Most homes feature views of the mountain, the
golf course, and the Valley.
Schools
Residents are part of the Mesquite Independent School District and residents of Coyote Williams are
assigned to the Virgin Valley elementary school, the Hughes middle school, and the Virgin Valley
high school. All of these schools are between one and 3 miles from either entrance to Coyote
Willows.
Nearby
Residents have access to the Coyote Willows golf course, a nine hole, USGA rated, par 35 public golf
course located at 940 W. Hafen Lane. It’s home to Wong of the longest holes in town and offers
easier tee boxes for beginners as well as unique challenges for intermediate and advanced
players.
While this is primarily a residential area, you are no more than 2 to 3 minutes from the interstate,
restaurants and shops on Highway 144, downtown Mesquite, and surrounding golf courses and parks. The
Virgin River is also located at the border of the golf course offering recreation, water sports,
camping, hiking, and more. Of course, Mesquite is just a hop, skip, and jump from the Arizona
border, which offers much more activities, recreation, and beautiful scenery.
