Over the past year the subdivision recorded about 41 sales with wide price dispersion — recent monthly medians have ranged from the high $300s to over $1.3 million as larger custom homes trade — and June 2026 closed at a $562,500 median with 30 days on market and a 96.9% sale-to-list ratio. Given the low monthly volume (often 2-4 closings), individual sales move the median noticeably, so treat any single month as a limited sample. HOA dues run about $120 per month, and every home feeds Virgin Valley High and Hughes Middle, with elementary students split between Virgin Valley Elementary (57%) and Bowler.
