Private pool or community pool?
Many Mesquite listings say "pool" when the home only has access to a shared HOA pool. That's true of most condo and townhome complexes and of Sun City Mesquite, where residents share indoor and outdoor pools at the community clubhouse. Shared pools are a real amenity, with no cleaning, chemicals or repairs to handle, but they're not the same as one in your backyard.
This page shows only homes whose listing records a private pool. If a community pool is all you need, browse our community pool homes page instead. Those homes are usually less expensive, and the HOA handles the maintenance.
Where the pool homes are
Pool homes cluster in Mesquite's newer, larger-lot neighborhoods. Among mid-range neighborhoods, Cambria has had the most pool-home sales, followed by Oxen Ridge, Crimson Ridge and Split Rail. At the high end, New Horizon, Calais, Bella Horizon and Mohave Ridge are where most private pools come with custom and semi-custom homes. The table above shows what pool homes in each community have actually sold for.
Older neighborhoods have pool homes too, often with a pool added after the home was built. With those, ask for the pool's age, the date of its last resurfacing, and whether the pump and heater are original.
What to check on a Mesquite pool home
Desert sun is hard on pool surfaces, equipment and decking. Before you buy, have a pool-specific inspection: the surface, plumbing leaks, pump and filter condition, and the heater if there is one. Find out whether the pool has a heater or solar heating, which extends the season into the cool winter months, and whether there's a safety fence or cover if grandchildren will visit.
Budget for upkeep. Weekly service is common here, and evaporation is high in summer, so expect a higher water bill from the Virgin Valley Water District in July and August.
Common questions
How much does a home with a pool cost in Mesquite, NV?
Homes with a private pool that sold in the last 12 months closed at a median of $640,000, about $309 per square foot. The 38 pool homes on the market now have a median asking price of $703,000, ranging from $129K to $1.58M.
Is a pool worth it in Mesquite?
For most buyers who want one, yes. July highs average about 108°F and the swimming season runs roughly April through October. A pool adds ongoing service, water and equipment costs, though, and buyers without one in mind often prefer a community-pool neighborhood instead.
Do Sun City Mesquite homes have pools?
Sun City Mesquite residents share indoor and outdoor pools at the community clubhouse, so most Sun City homes don't have their own. If a Sun City home with a private pool comes up for sale, it appears on this page.
Why do some Mesquite listings say "pool" but have no pool in the yard?
Many listings mention the HOA's shared pool. This page filters those out and shows only homes whose listing records a private pool. Our community pool homes page covers the shared-pool options.
