Rivers Bend also referred to as Rivers Bend III, is a collection of affordable apartment homes in Mesquite Nevada. Located on the south side of the interstate, Rivers Bend is accessible via Riverside Boulevard or Jensen Drive and is a collection of about 200 single-story apartment/detached condos ranging in price from about $150,000-$250,000. These are primarily to bedroom and two bath units of around 1100 ft.². All homes, with central air and a one or two car attached garage. Most lots are around 3500 ft.² and were built between 1997 and 2002.
All these homes feature a desert architecture with tile roofs and stucco walls. Inside, most homes feature large tile floors, high ceilings, open floor plans, and some of the homes on the higher end of the pricing scale have updated kitchens, bathrooms, flooring, and fixtures or appliances. Rivers Bend is a small Mesquite subdivision of roughly 30 homes, built almost entirely between 1990 and 2009 with an average vintage of 1999, compact 3,485-square-foot lots, and a typical 1,194-square-foot single-family floor plan. Sample sizes are limited here, but recent sold prices have moved in a fairly tight band from the high $240Ks to around $319,000, with the most recent cluster in June 2026 landing at a $292,750 median across four sales at essentially full ask (100.3% sale-to-list). Days on market have run long for the price point, generally in the 40 to 79 day range, so sellers should plan for a slower marketing window. The HOA runs a modest $87 per month, and all homes feed Bowler Elementary, Hughes Middle, and Virgin Valley High.
