Over the past year the subdivision recorded 18 sales at median prices ranging from $160,000 to $210,000, with the most recent August close-outs at a $190,000 median and about 95% of list. Days on market have been uneven given the limited sample, swinging from same-day sales to stretches above 100 days, so pricing discipline matters here. The HOA runs about $334 per month, which is meaningful at this price point but typical for a villa product with shared exterior upkeep. All homes feed Virgin Valley High and Hughes Middle, with 92% assigned to Virgin Valley Elementary.

There are actually two HOAs associated with this development, Mesquite Vistas (the master-planned community) and The Falls Hillside Vistas (a subdivision of Mesquite Vistas). HOA fees for both (combined) are about $215 per month. The HOAs cover exterior and common area insurance, grounds and exterior maintenance, pet rules, a heated outdoor on-site pool, hot tub, gas barbeque, and various gazebos with benches and bench swings. Administrative fees are also included in the mix.
