Mesquite listings reach 327 as 7.75% rates keep Sun City buyers on the sidelines

Mesquite had 327 homes for sale in September 2026, up from 288 in August and 173 in September 2025. That is about 1.9 times last year's count. Closings were 53, the same as in September 2025, and 5 fewer than August's 58. At the current pace of sales it would take about 6.17 months to sell every home for sale, up from 3.26 months a year ago. Six months is roughly where the market shifts from favoring sellers to favoring buyers.

Market pulse

Homes for sale in Mesquite held between 263 and 276 from March through July, then moved to 288 in August and 327 in September. New listings were 100 in September, up from 78 in July and 90 in August. Closings fell from 78 in June to 69 in July, 58 in August and 53 in September. Homes sold for about 98% of asking in September, a bit closer to asking than the 96% of a year ago, and the typical home sold in about 46 days versus 38 last September. Buyers who are still active are paying close to asking for well-priced homes, while the rest wait.

Mortgage context

The 30-year mortgage rate is 7.75% today, up 0.875 points from 6.875% thirty days ago. Monthly averages moved from 6.42% in April to 7.14% in September. For Mesquite buyers, many of them retirees weighing Sun City Mesquite against cheaper options, that move turns directly into a higher monthly bill. It also helps explain why homes are sitting longer even though listings are growing.

Payment math

On a median-priced home, the monthly payment for principal and interest is about $2,172 at today's 7.75% rate, which is $180 a month more than 30 days ago, when rates were 6.875%; compared with April's low of 6.42%, buyers pay about $271 more each month than the $1,901 payment that April rate produced.

Look at Sun City Mesquite, where 25 homes closed in September at a typical $395,000 and the typical home took 59 days. That is slower than the market overall at 46 days, so there is room to negotiate on homes that have been listed for two months or more. Homes under $400,000 took about 53 days to sell versus 27 days in the $400,000 to $700,000 band, so sellers in the lower band are more open to offers. Ask for rate buydowns or closing help rather than only a lower price.

With 327 competing listings, price to the market from day one. In September, 25 of the 53 sales had a price change along the way, so many sellers started too high. Mesquite Estates (4 sales, typical $606,375, 29 days) and Highland Vistas (4 sales, typical $512,500, 27 days) moved faster than Sun City, so upper-tier sellers have more leverage than those competing with the large 55-plus inventory. Clean presentation matters more than waiting for a better season.

Outlook

Over the next 60 to 90 days, Mesquite enters snowbird season, which usually brings more buyers from colder states, and that could absorb some of the 327 listings. The 7.75% rate is the main drag, and listings are likely to stay well above last year's 173 unless closings recover. Expect buyers to keep the upper hand on homes that have sat for a while, while well-priced homes still sell near asking.
