Where Mesquite's $700K+ Homes Sell: Golf, View and Custom-Home Areas
Only about 8% of Mesquite home sales close at $700,000 or more, and a handful of master plans account for nearly all of them. This guide maps those areas by golf course, view and lot type, and lists the checks that matter at this price.
Homes priced at $700,000 and up are a small slice of the Mesquite market. In the 12 months from mid-October 2025 through early October 2026, MLS data for Mesquite residential sales shows 737 closed sales. Only 59 of them, about 8%, closed at $700,000 or more, and 21 closed at $1 million or more. For comparison, the median list price of all active Mesquite listings is currently $417,000.
Because the upper tier is so thin, a few master-planned areas account for nearly all of it. This guide uses closed-sale data to show where those homes are, what kind of homes and lots each area has, and which golf course each one sits next to. It ends with the checks that matter most for a higher-priced purchase in Mesquite.
Where $700K+ Homes Have Sold Since 2024
The table below covers 152 residential sales of $700,000 or more in Mesquite from January 2024 through early October 2026, grouped by the master plan listed in the MLS. Duplicate MLS records were removed. The samples are small, so one or two unusual sales can move a median a long way. Treat the figures as a map of where activity happens, not as a price guide.

Two other sales were in Suntero, part of the wider Anthem at Mesquite area. Everything below is drawn from the same January 2024 to October 2026 data unless another date is given.
The Areas, One by One
Falcon Ridge: golf frontage and new custom homes
Falcon Ridge had the most sales over $700,000 and the most over $1 million. The master plan includes homes along Falcon Ridge Golf Course, an 18-hole, par-72 desert course at 1024 Normandy Lane. Four subdivisions account for nearly all of the higher-priced sales:
- New Horizon (19 sales, median about $1.06 million): new construction built from 2024 through 2026. Twelve of the 19 listings noted RV parking or an RV garage, and 10 listed a golf course view.
- Calais (11 sales, median $1,495,000): established homes built from 2003 to 2022 on larger lots, with a median of 0.61 acre. Ten of the 11 were listed in a gated community, seven were marked as on the golf course, and seven mentioned a casita.
- The Reserve (6 sales, median $1,070,000): homes built from 2019 to 2021, five of them listed on the golf course.
- Falcon Crest (5 sales, median $730,000): gated, with homes built from 2006 to 2008.
Current homes and recent sales are on the Falcon Ridge community page.
Mesquite Estates: elevated view lots on the north side
Mesquite Estates sits higher on the north side of town. Its expensive homes are mostly about views of the mountains and valley rather than golf frontage. None of its 36 sales over $700,000 was listed as on a golf course.
- Mohave Ridge (10 sales, median about $1.39 million): new custom homes built from 2024 to 2026 on lots with a median of 0.43 acre. Nine had private pools and eight noted RV parking. Listings describe the subdivision as backing to open desert near the Lincoln County line.
- Bella Horizon (8 sales, median $906,095): a gated subdivision of custom homes built from 2016 to 2025. Several listings describe views over Wolf Creek Golf Club's fairways from elevated lots.
- Cambria (13 sales, median $780,000): homes built from 2021 to 2024, with a median listed HOA fee of $80 a month.
The Mesquite Estates community page tracks current inventory.
Mesquite Vistas: around Oasis Golf Club
Mesquite Vistas includes subdivisions along Oasis Golf Club at 100 Palmer Lane, which describes itself as Mesquite's only 36-hole facility. The club has two courses: the Palmer Course, designed by Arnold Palmer and opened in 1995, and the Canyons Course, which fully opened in 2005.
This area has the largest homes of the master plans in the table. LaScala, a gated enclave of custom homes, had a median lot of 0.75 acre across five sales over $700,000. Its listings place several homes on the Palmer Course. Vista Heights sold three homes at a median of $1,554,400, and Ventana and Lakeridge II also appear in the data. Vista Del Monte, a gated subdivision north of I-15, has many homes along the Canyons Course, though only two of its sales since 2024 reached $700,000. HOA fees vary more here than in the other areas, from under $100 to more than $400 a month by subdivision. See the Mesquite Vistas community page for current listings.
Sun City Mesquite: age-restricted homes around Conestoga
Sun City Mesquite is Del Webb's age-restricted community. Conestoga Golf Club, an 18-hole Gary Panks design at 1499 Falcon Ridge Parkway, is located inside it. Its higher-priced sales sit in a narrow band: 35 sales between $700,000 and $900,000, and none over $1 million. Branding Iron led with eight sales. Crimson Ridge, Prominence Point and Oxen Ridge each had four. Occupancy rules apply, so read the community's governing documents before writing an offer. More detail is on the Sun City Mesquite community page.
Highland Vistas and homes outside a master plan
Highland Vistas had eight sales over $700,000, all in two subdivisions: Shadow Crest and Sun Crest. Shadow Crest mixes older custom homes with a newer Beazer-built section that was marketed as a gated 55+ community, and listings place it between the Conestoga and Falcon Ridge golf courses. Three of its five sales in this range were marked as on the golf course.
Nine sales over $700,000 had no master plan at all. These carried the largest lots in the data (a median of 0.73 acre) and typically no HOA dues. They suit buyers who want space and fewer rules, in exchange for no shared amenities and no architectural controls on neighboring lots.
Paradise Canyon, beside Wolf Creek Golf Club on Paradise Parkway, is golf-adjacent too, but its sales since 2024 have topped out around $510,000.
What Is on the Market Now
On October 12, 2026, the MLS showed 27 active Mesquite listings at $700,000 or more, plus 7 pending. Nine of the active listings were priced at $1 million or more. Bella Horizon had the most active listings in that range, with five. The rest were spread across Falcon Ridge, Mesquite Vistas, Sun City, Cambria, Canyon Crest and properties outside a master plan, and five new Suntero homes were among the pending sales. Inventory this thin turns over quickly, so the Mesquite homes over $1 million page is the better place to check what is available today.
What to Check Before Buying at This Price
The golf course's status and ownership
A golf course next to a home is usually a separate business, not something the HOA owns. Sun City Mesquite's 2007 declaration, for example, states that no representation is made "with regard to the continuing ownership or operation of the Golf Course." Before paying a premium for a fairway lot, buyers should ask:
- Who owns and operates the course, and is it open for play now?
- Are any renovations scheduled? Falcon Ridge Golf Course, for example, announced greens replacement on holes 10 through 18 for summer 2026, plus a fall overseeding closure from September 7 to October 3, 2026.
- Do residents get pass programs or reduced rates? Conestoga offers one to Sun City residents, and HOA dues do not include golf.
- How do maintenance hours, irrigation and stray balls affect the lot?
Homes with direct frontage are grouped on the Mesquite homes on a golf course page.
Sub-association and master association dues
Several of these areas have more than one association. Sun City Mesquite's declaration, for example, sits beneath a separate master declaration and master association. The HOA fee shown on a listing may reflect only one of them. Nevada law (NRS 116.4109) requires a resale seller to provide a resale package. It includes the monthly assessment, the association's budget and a summary of its reserves, any transfer fees, and a statement of pending legal actions. A buyer may cancel by written notice until midnight of the fifth calendar day after receiving it. In gated subdivisions, ask how gate and private street costs are funded.
Views and what the CC&Rs say about them
Views account for much of the price in Mesquite Estates, Falcon Ridge and Highland Vistas, but they are rarely protected. Sun City Mesquite's declaration has a section titled "Views Not Guaranteed." It states that paying a lot premium "does not constitute a guarantee of any view," and that a view may be blocked by future construction or landscaping. Check vacant lots in the sightline, building-height limits in the design guidelines, and whether open land behind the home is permanently undeveloped. Homes listed with golf course views are collected on the golf course view homes page.
Flood zone on lots near washes
Desert washes carry runoff from storms, and some custom lots back up to them. The City of Mesquite's flood control page links to a flood inquiry map. On request, the city will say whether a property is inside the Special Flood Hazard Area and share elevation certificates it has on file. Buyers can also look up the effective flood map for an address at FEMA's Flood Map Service Center. Confirm the zone before setting an insurance budget, since mortgaged homes inside the hazard area generally must carry flood insurance.
Custom-build lots
Vacant lots still trade in a few of these subdivisions, though rarely. Since 2024 the MLS recorded three lot sales in Bella Horizon at a median of $170,000, plus a 0.61-acre lot in LaScala that sold for $425,000. A lot purchase adds steps a resale does not have:
- The HOA's architectural review and design guidelines
- Any deadline the CC&Rs set for starting construction
- Utility connections
- A soils report
- City of Mesquite building permits
Get bids before closing on the land, not after.
RV garages and casitas
RV garages and casitas are common in this price range, but rules on them vary by community. RV parking was noted on 12 of 19 New Horizon sales and 8 of 10 Mohave Ridge sales, and casitas appeared in 7 of 11 Calais sales. Sun City's declaration, by contrast, bars RVs parked in view of neighbors without architectural committee approval, apart from loading stops of up to 24 hours in any seven days or vehicles kept in a garage. It also treats a casita or guest house as part of the main dwelling, not a separate home. Measure the RV door height and depth against the vehicle, and read the leasing rules before planning to rent a casita.
A Short Checklist
- Decide whether golf frontage, a view or lot size matters most. Each points to a different area.
- Confirm the golf course's ownership, operating status and planned work.
- Get every association's dues and the resale package, and read it within five days.
- Read the view, height and landscaping sections of the CC&Rs and design guidelines.
- Check the flood zone, especially on lots near washes.
- For land, price the full build before closing.
- Verify RV, casita and leasing rules in writing.

Frequently asked questions
Which Mesquite neighborhoods have the most homes selling for over $1 million?
In MLS data for January 2024 through early October 2026, Falcon Ridge had the most $1 million-plus sales (26), followed by Mesquite Estates (16) and Mesquite Vistas (9). Within those master plans, New Horizon, Calais and The Reserve in Falcon Ridge and Mohave Ridge in Mesquite Estates were the most active subdivisions. The market is small, so these counts can shift quickly.
How many Mesquite homes sell for $700,000 or more each year?
In the 12 months from mid-October 2025 through early October 2026, 59 of 737 Mesquite residential sales, about 8%, closed at $700,000 or more. Of those, 21 closed at $1 million or more. The current median list price of active Mesquite listings is $417,000.
Which golf courses are next to Mesquite's higher-end neighborhoods?
Falcon Ridge includes homes along Falcon Ridge Golf Course, and Mesquite Vistas has subdivisions along Oasis Golf Club's Palmer and Canyons courses. Conestoga Golf Club is located inside Sun City Mesquite, and some Bella Horizon homes overlook Wolf Creek Golf Club from higher ground. Buyers should confirm each course's current owner and operating status separately, because the courses are run as separate businesses.
Does buying a home on a Mesquite golf course include golf privileges?
Usually not. A golf course next to a home is normally a separate business, and HOA dues do not cover green fees. Some courses offer resident programs, such as Conestoga's resident pass for Sun City Mesquite homeowners. Buyers should ask the course directly about current rates and terms.
Are views protected in Mesquite's view-lot communities?
Generally not. Sun City Mesquite's declaration, for example, has a section titled "Views Not Guaranteed," which says a lot premium does not guarantee a view. It also says a view may be blocked by later construction or landscaping. Buyers should review the CC&Rs, design guidelines and height limits, and look for vacant lots in the sightline.
How can a buyer check whether a Mesquite lot is in a flood zone?
The City of Mesquite offers a flood inquiry map. On request, the city will confirm whether a property is in the Special Flood Hazard Area and share elevation certificates it has on file. The effective FEMA flood map for any address is also available on FEMA's Flood Map Service Center. This is especially worth checking on lots that back up to desert washes.
