Highland Vistas in Mesquite, NV: How Its Four Neighborhoods Compare
Highland Vistas is four neighborhoods, not one. This guide compares View Point, Shadow Crest, Sun Crest and Mesa Hills on price, size, HOA dues and age rules using MLS data.
Highland Vistas home prices range widely. Since January 2024, homes in this Mesquite master plan have sold for as little as about $318,000 and as much as about $1.3 million. The reason is that Highland Vistas isn't one neighborhood. In the MLS it is four: View Point, Shadow Crest, Sun Crest and Mesa Hills. They differ in home size, lot size, age rules and what the HOA covers. A buyer who searches "Highland Vistas" and sorts by price is really comparing four different products.
This guide breaks the master plan down neighborhood by neighborhood, using MLS sales data and listing records pulled on October 12, 2026. Current listings are on the Highland Vistas community page.
Where Highland Vistas Sits, and What It Isn't
Highland Vistas is on the west side of Mesquite, north of Interstate 15. Its streets cluster around Hardy Way, Hilltop Trail and Falcon Ridge Parkway, and the Falcon Ridge Golf Course is its neighbor to the west. Street names give each section away. Atkins Lane and Overlook Lane are Shadow Crest. Orion, Corona, Moonbeam and Gemini are View Point. Daybreak, Sun Star and Morning Sun are Sun Crest. Long Iron, Sandtrap and Woods are Mesa Hills.
Three similar names that belong elsewhere
Buyers often mix up Highland Vistas with other Mesquite subdivisions that start with "Highland." In the MLS, none of these is part of the Highland Vistas master plan:
- Highland Fairways is filed under the Mesquite Vistas master plan.
- Highland Hills is filed under Falcon Ridge.
- Highland Estates isn't part of any master plan.
The difference matters. HOA dues, age rules and governing documents follow the subdivision, not the name on a search filter. Before writing an offer, check the subdivision name on the title report.
The Four Neighborhoods at a Glance
The table below covers closed sales from January 1, 2024 through October 12, 2026. HOA figures come from the monthly dues shown on listings that were active on October 12, 2026. Sample sizes are small, especially for Sun Crest, so a single sale can move a median a lot.
| Neighborhood | Sales since Jan. 2024 | Median sale price | Sale range | Median living area | Years built (sold homes) | Median lot | HOA on current listings |
|---|---|---|---|---|---|---|---|
| View Point | 34 | $349,450 | $317,950–$395,950 | 1,500 sq. ft. | 2008–2025 | about 4,100 sq. ft. | $87/month (1 listing) |
| Mesa Hills | 12 | $495,000 | $425,000–$640,000 | 1,946 sq. ft. | 2006–2019 | about 8,300 sq. ft. | $258/month (1 listing) |
| Shadow Crest | 11 | $518,500 | $320,000–$1,297,400 | 2,188 sq. ft. | 2008–2024 | about 9,100 sq. ft. | $238/month (9 listings) |
| Sun Crest | 4 | $828,500 | $675,000–$1,295,000 | 2,909 sq. ft. | 2007–2020 | about 12,600 sq. ft. | $251/month (2 listings) |
Garages and pools follow the same split. Every Sun Crest and Mesa Hills sale in that period had a garage with room for three or more cars, as did 8 of the 11 Shadow Crest sales. None of the 34 View Point sales did. Private pools showed up in 3 of 4 Sun Crest sales, 4 of 11 Shadow Crest sales and 2 of 12 Mesa Hills sales. None appeared in View Point.
Neighborhood by Neighborhood
View Point: the entry point
View Point has the most sales and the lowest prices in the master plan. Homes here are smaller, typically around 1,500 square feet with three bedrooms, on lots of roughly a tenth of an acre. It was still adding homes recently: sold homes run from 2008 to 2025 builds. The one active listing on October 12, 2026 was a 2024 build of about 1,400 square feet, listed at $352,379.
View Point also carries the lowest dues in Highland Vistas. Its one current listing shows $87 a month. MLS fee notes for recent View Point sales usually list common areas, management, road maintenance and a master-plus-sub-association structure. Yard care isn't on that list. None of the View Point listings since 2024 describe the neighborhood as age-restricted or gated. That makes it the section most likely to suit buyers of any age, but the CC&Rs are the final word.
The trade-off is speed. View Point's median time on market since 2024 was about 175 days, the longest of the four. Buyers often have room to negotiate. Sellers should price carefully against recent View Point sales, not against the master plan as a whole.
Shadow Crest: two generations of homes
Shadow Crest is really two neighborhoods sharing one name. Its older homes date to 2008 and later. One listing, for example, described a half-acre lot with a detached RV garage and a casita. The newer section is a Beazer Homes community that held its grand opening in summer 2021. Builder announcements published in the Las Vegas Review-Journal at the time described it this way:
- An age-qualified, gated community for buyers 55 and older
- 68 single-family homes on a 13-acre site at Hardy Way and Hilltop Trail
- Five one-story plans from 1,536 to 2,736 square feet, with two to four bedrooms and two- or three-car garages
- Monthly HOA dues that covered general landscape maintenance
That mix explains Shadow Crest's wide sale range, from $320,000 to about $1.3 million since 2024. Five of its 11 sales in that period closed at $700,000 or more, at a median of $912,000. Most of the current inventory comes from the newer section. Nine of the 13 active Highland Vistas listings on October 12, 2026 were in Shadow Crest, built 2020–2023 and priced from $419,900 to $699,999. The median asking price of active Shadow Crest listings right now is $499,500. All nine show dues of $238 a month. All nine list front, side and back yard maintenance in the fee notes, and eight list garbage pickup.
Sun Crest: larger homes on larger lots
Sun Crest is the smallest and most expensive section. Only four homes sold there from January 2024 through October 12, 2026, so treat its $828,500 median with caution. The homes that did sell were large, with a median of about 2,900 square feet, and they sat on the biggest lots in the master plan. Several listings describe lots on elevated ground or along Falcon Ridge Golf Course holes.
The sold homes were built from 2007 to 2020. The two current listings are newer, 2022 builds of about 2,100 and 2,300 square feet, each listed at $620,000 with $251 monthly dues. Sun Crest listings regularly describe the neighborhood as a gated 55+ community. Buyers should confirm that in the recorded CC&Rs and the resale package rather than relying on marketing copy.
Mesa Hills: mid-size homes, steady sales
Mesa Hills sits between View Point and the upper end of Shadow Crest and Sun Crest. Homes sold since 2024 had a median of about 1,950 square feet and a median price of $495,000, and every one had a garage for three or more cars. Construction ran from 2006 to 2019. Mesa Hills has also been the most active section of Highland Vistas in 2026, with 5 of the master plan's 10 closings from January 1 through October 12. Its median time on market since 2024 was about 83 days, much shorter than View Point's.
Like Sun Crest, Mesa Hills is commonly listed as a gated 55+ neighborhood, and some listings describe lots along the Falcon Ridge Golf Course. The single active listing on October 12, 2026 was a 2006 home of 2,144 square feet at $495,000, with $258 monthly dues. Fee notes for most recent Mesa Hills sales include full yard maintenance and road maintenance.
Reading the Price Trend Correctly
A master-plan-wide median can mislead here. MLS data for all of Highland Vistas shows these medians:
- 2022: 35 sales, median $500,000
- 2023: 30 sales, median $384,000
- 2024: 32 sales, median $349,950
- 2025: 19 sales, median $430,000
- 2026 (through October 12): 10 sales, median $514,500
That looks like a sharp drop followed by a rebound. Most of the swing comes from which neighborhoods sold, not from homes losing and regaining value. In 2024, 26 of the 32 sales were View Point homes, which pulled the median down. In 2026 so far, Mesa Hills and Sun Crest make up 8 of the 10 sales, which pushes it up. To judge value, compare a home with recent sales in its own neighborhood, ideally of similar size and age. For context on the wider market, the median asking price across active Mesquite listings is currently $419,000. HOA Questions to Settle Before an Offer
MLS fee notes for Highland Vistas homes routinely mention both a master and a sub-association. What the dues cover also varies by neighborhood and sometimes by listing. A few points to pin down:
- Total dues. Ask whether the listed monthly figure includes the master association, or whether a separate master charge applies.
- What's covered. Yard care, garbage, sewer and road maintenance appear on some fee lists and not others. These items change a monthly budget.
- Age and occupancy rules. For Shadow Crest, Sun Crest and Mesa Hills, read the age, occupancy and guest provisions in the declaration. Federal rules for 55+ housing require, among other things, that at least 80 percent of occupied homes have at least one resident 55 or older. The Sun City Mesquite buying checklist walks through how those rules work.
- The resale package. Nevada law (NRS 116.4109) requires the seller of a home in an HOA to provide a resale package. It includes the governing documents, the current assessment, the budget with a reserve summary, any pending legal actions and any transfer fees. The buyer may cancel by written notice until midnight of the fifth calendar day after receiving it.
- Who to call. The Nevada Real Estate Division's Ombudsman's Office for common-interest communities publishes owner resources and FAQs. It also offers a guide to finding an association's subdivision name.
Which Highland Vistas Neighborhood Fits Which Buyer
- A first home, a lower budget or a rental: View Point, with the lowest prices and dues and no age restriction described in its listings. Expect a longer sale timeline.
- A newer single-story home in a gated 55+ setting: the Beazer-built section of Shadow Crest, where most current inventory sits.
- Space, a three-car garage and a mature neighborhood: Mesa Hills.
- A large home on a large lot: Sun Crest or the older homes in Shadow Crest. Listings are few, so be ready when one comes up.

Frequently asked questions
Which neighborhoods make up Highland Vistas in Mesquite, NV?
In the MLS, the Highland Vistas master plan is made up of four subdivisions: View Point, Shadow Crest, Sun Crest and Mesa Hills. They differ in home size, lot size, HOA dues and age rules, so each should be compared on its own sales rather than the master plan as a whole.
Are Highland Fairways, Highland Hills and Highland Estates part of Highland Vistas?
No. In the MLS, Highland Fairways falls under the Mesquite Vistas master plan, Highland Hills falls under Falcon Ridge, and Highland Estates is not part of a master plan. Because dues and rules follow the subdivision, buyers should confirm the subdivision name on the title report.
Is Highland Vistas a 55+ community?
Not all of it. The Beazer Homes section of Shadow Crest opened in 2021 as a gated community for buyers 55 and older, and Sun Crest and Mesa Hills listings commonly describe those neighborhoods as gated 55+ communities. View Point listings are not marketed as age-restricted. The recorded CC&Rs and the resale package are the documents to rely on for any specific home.
How much are HOA dues in Highland Vistas?
On listings active October 12, 2026, monthly dues were $87 in View Point, $238 in Shadow Crest, $251 in Sun Crest and $258 in Mesa Hills. MLS fee notes mention both a master and a sub-association, and what the dues cover (yard care, garbage, sewer) varies by neighborhood, so buyers should confirm the total in the resale package.
What do homes cost in Highland Vistas?
From January 2024 through October 12, 2026, median sale prices in MLS data were $349,450 in View Point (34 sales), $495,000 in Mesa Hills (12), $518,500 in Shadow Crest (11) and $828,500 in Sun Crest (4). The median asking price of active Shadow Crest listings is currently $499,500. Small samples mean single sales can move these figures noticeably.
Can a buyer back out after receiving the HOA resale package in Nevada?
Yes. Under NRS 116.4109, a buyer may cancel the purchase contract by written notice until midnight of the fifth calendar day after receiving the resale package, without penalty. The package includes the governing documents, the current assessment, the budget with a reserve summary and any transfer fees, so those five days are the time to review it closely.
