Mesquite is one of the most popular active-adult towns in the Southwest. The 2020 Census put the city's median age at 62.5, and buyers come for the mild, sunny winters, the golf, Nevada's lack of a state income tax, and home prices well below Las Vegas and St. George. Mesquite 55+ Communities Compared

The short version: Sun City Mesquite is by far the largest, and it's the only one with its own clubhouse, pools, sports courts and golf course. The smaller communities have no onsite amenities but offer quieter streets, bigger garages and, in several cases, golf course or mountain views. Highland Fairways and Mesa Hills are gated; Sun City Mesquite is not.

Highland Fairways

Highland Fairways was the first senior community built in Mesquite. It has lush landscapes and is beautifully maintained by the homeowners' association, and the homes have gorgeous views of the Palmer golf course from their backyard patios. Highland Fairways is a beautiful gated community with 127 single-family homes, each with a two-car garage. It was built between 2001 and 2004, with four different types of floor plans ranging from 1,378 to 1,824 square feet. Homeowners have access to Mesquite Vistas Country Club, with a community pool and spa, fitness center, tennis and basketball courts, as well as a clubhouse with an outdoor grill and patio seating.

Highland Hills

Highland Hills was built between 2005 and 2006, with homes that range from 1,585 to 3,048 square feet, all with attached three-car garages. The landscape is beautiful and some have views of the Falcon Ridge Golf Course. Although Highland Hills has no onsite amenities, homeowners can choose to use the fitness centers in Mesquite, or the Mesquite Recreation Center, which has fitness equipment, free weights, indoor basketball courts, racquetball courts, and an aerobics and dance studio. There are also indoor and outdoor pools.

Mesa Hills

Mesa Hills was developed between 2006 and 2014, and has 89 single-family homes. The homes range in size from 1,584 to 3,048 square feet, and they all have an attached three-car garage. Some homes have views of the fabulous Falcon Ridge Golf Course. And as you drive through each neighborhood, you'll notice how impeccably maintained they are. Mesa Hills is a gated community. There are no onsite amenities at Mesa Hills. However, homeowners can choose to use the fitness centers in Mesquite, or the Mesquite Recreation Center, which has fitness equipment and free weights, indoor basketball courts, racquetball courts, and an aerobics and dance studio. There are also indoor and outdoor pools.

Shadow Crest

Shadow Crest is still being built, and will have 105 single-family homes when complete. These homes will range from 1,585 to 3,048 square feet, each one with either a two or three-car garage. Some of the homes will come with some of the most spectacular views of the surrounding mountains and valleys. Shadow Crest has no onsite amenities. Because it's still building, it usually has more homes for sale than the other small 55+ communities; see the table above for today's count.

Sun City Mesquite

The largest 55+ community in Mesquite is Sun City. Sun City has its own golf course, Conestoga Golf Course, as well as its own restaurant, 1880 Grille, which are both open to the public. The recreation center, the Pioneer Center, has activity rooms, a billiards room, a fitness center, and an indoor-outdoor pool complete with spas. There is also a sports pavilion close by with bocce ball courts, tennis courts, pickleball courts, and a basketball court. It also has an 18-hole putting course.

Del Webb began selling Sun City Mesquite homes in 2007, and it's still building. There are many different floor plans, with homes ranging from 1,200 up to 3,100 square feet, some with casitas or a three-car garage. Sun City is organized into many smaller neighborhoods, including Roaring Creek, Crimson Ridge, Outlook Point, Dusty Rose, Wisdom Peak, Frontier Pass and Water Barrel, and prices vary quite a bit between them. Homes in Sun City sold for a median of $435,000 over the last 12 months. Sun City Mesquite is not a gated community.

Sun Crest

Sun Crest has completely sold out of new construction, so only resales are available. It's a small neighborhood with 46 single-family homes with two or three-car garages, and these homes have spectacular views of the surrounding mountains. Sun Crest has no onsite amenities, but homeowners have the option of joining some of the fitness centers in Mesquite, or the Mesquite Recreation Center.

Gatherings at Ridgemont

Gatherings at Ridgemont is one of Mesquite's newest 55+ communities, building since 2022. It has the lowest HOA dues of the group, and the dues include cable TV.

Buying in a Mesquite 55+ Community: Age Rules, Dues and Taxes

Age rules. Age-restricted communities follow the federal 55-and-older housing rules, which generally require at least one resident age 55 or older in most homes. Each community sets its own limits on younger residents and long-term guests, so read the CC&Rs before you write an offer. Some neighborhoods marketed to active adults are age-targeted rather than legally age-restricted, which is another reason to check.

HOA dues. Dues in Mesquite's 55+ communities are modest compared with condo dues, because they mostly cover common areas and amenities rather than your building. Sun City's dues pay for the clubhouse, pools and courts; the smaller communities' dues mostly cover front-yard maintenance, roads and trash. Many have both a master and a sub-association, so ask for the total.

Taxes. Nevada has no personal income tax. If the home is your primary residence, Clark County caps the yearly increase in your property tax at 3%; a second home can rise by up to 8% a year. If you're moving here full time, file for the primary-residence cap with the Clark County Assessor after closing.
