Mesquite closings slip to 58 in August as Sun City buyers wait out 7% rates

Mesquite recorded 58 closed sales in August 2026, down from 69 in July, a drop of about 16%. That is still above the 50 closings in August 2025. Active listings stood at 290, up from 172 a year ago and from 267 in July. At the current pace of sales, it would take about 5 months to sell every home for sale. That is closer to the 6-month buyer-favoring line than the roughly 3.5 months of a year ago.

Market pulse

Closings in Mesquite rose from 73 in March to 78 in June, then slid to 69 in July and 58 in August. Active listings stayed between 267 and 278 from March through July before reaching 290 in August. New listings picked up from 78 in July to 90 in August. The typical home took about 41 days to sell in August, down from 72 in June. Homes sold for about 98% of asking, so sellers who priced sensibly still got close to their number. The typical sale price fell to $349,421 from $415,000 in July. Most August closings were under $400,000 (37 of 58), so the mix of homes sold pulled that number down.

Mortgage context

The 30-year mortgage rate is 7.375% today, up 0.625 points from 6.75% thirty days ago. Monthly averages moved from 6.42% in April to 6.79% in July and 6.77% in August. Higher borrowing costs are a plausible reason fewer Mesquite buyers closed in August, especially retirees in Sun City Mesquite financing part of a purchase and entry-level buyers in Mesquite Vistas and Sunset Greens.

Payment math

Snowbird season starts in October and usually brings more Sun City Mesquite buyers. That could lift closings from August's 58. If rates stay near 7.4%, expect price-sensitive buyers to keep waiting and inventory to stay near 290. Sellers who list now will face more competition than a year ago, when 172 homes were on the market.
