Mesquite closings speed up in July even as mortgage rates keep climbing.

The typical Mesquite home that closed in July 2026 had been listed for about 42 days before going under contract — down from 68 days in June and meaningfully quicker than the 53-day pace of July 2025. That acceleration came even as the 30-year mortgage rate climbed to 6.875%, its highest monthly average since the start of the year. Mesquite recorded 64 closings in July, up 33% from 48 in July 2025, with 299 active listings on the market compared with 172 a year ago.

The time it takes to sell a home in Mesquite has been uneven all year: the typical home sold in about 41 days in February and March, tightened to 32 days in April, then stretched to 58 days in May and widened further to 68 days in June. July reversed that trend sharply, pulling back to 42 days — nearly matching April's pace despite the heat of a Mojave summer. Homes sold for about 97% of asking in July, roughly in line with June's 98% and March's 97%, so sellers are not giving much more ground on price even as closings slowed from June's 77 to 64. Active inventory held steady at 299 homes, little changed from 294 in June and 301 in May, suggesting the supply side has plateaued for now.

Mortgage context

The 30-year fixed rate averaged 6.79% in July 2026 and has since moved to 6.875% — up 0.25 percentage points over the past 30 days and up 0.68 percentage points from February's low of 6.19%. That steady climb since February has added real cost to every purchase. Buyers who locked in February's rate are paying meaningfully less each month than those closing today, and that gap is wide enough to push some buyers toward FHA financing (currently at 6.375%) or to negotiate harder on price.

For the $400K–$700K band, where 32 homes closed in July at a median of about $472,000, there is more room: 43 of July's 64 closings settled below the original asking price.

Price to where the market is today, not where it was in spring — the typical home is selling for about 97% of asking, which means a $450,000 list price is netting closer to $437,000 at the table. Sun City Mesquite sellers saw 21 closings in July at a median of $435,000 and a 44-day pace, so well-conditioned single-level homes there are moving; overpriced or deferred-maintenance listings are the ones sitting. If you have been on the market more than 60 days without an offer, a price adjustment of 3–4% is more likely to generate activity than waiting out the summer.

Outlook

Inventory in Mesquite has held in the 290–300 range for three straight months, and new listings have been declining — 108 in March, 97 in May, 83 in June, 78 in July — so a further supply build looks unlikely heading into fall. Snowbird season typically picks up demand from October onward, which should support Sun City Mesquite and Canyon Crest activity. The bigger variable is rates: at 6.875% and climbing, affordability is the main friction, and any move toward 7% would likely push more buyers to the sidelines and extend selling times again.
